Now, the real estate laws in the state of Kansas allow you to have representation for the purchase of a home, much like individuals who are selling homes. I am an ACCREDITED BUYER'S REPRESENTATIVE, allowing me to provide superior service in the search and purchase of your new home. Under the principle of Buyer Agency, the agent who sells you the home has a duty to represent the Buyer's best interest including:

  • Promoting the interests of the buyer with the utmost good faith, loyalty and fidelity.
  • Negotiating for the lowest price possible.
  • Protecting the buyer's confidences unless disclosure is required.
  • Disclosing to the buyer all adverse material facts that the agent knows.
  • Structuring the transaction to the Buyer's Advantage.

    • Discuss the specific type of home you are looking for, based upon school district, area of town, size and features.
    • Help you establish a price range in which to search based upon your financial situation.

  • Mortgage Counseling - If you have not already obtained a pre-approval for a home loan, or have no idea where to begin, I can recommend a number of lenders to fit your specific needs.   • City Tours - If you are relocating to the Wichita area, I provide tours of our city to introduce you to your new surroundings. Combined with the tour, I will provide all relocation prospects information on our city, including schools, churches and cultural activities.

  • Home Tours - The most important aspect of finding a home (and probably the most fun) is touring homes to find the one that is just right for you. I will show you every home meeting your selected criteria, in any neighborhood you choose.

  • Communication - Buying a home is an important event, and you need to stay informed about your real estate transaction. I make myself readily accessible to all of my clients, by phone, pager or e-mail. With all of the technological advances that make communication so easy, I am accessible, I stay in touch, and keep you informed.

  • Manage the Transaction - There are a lot of things that go on during a real estate transaction, most of which you don't need to worry about. That's what I do. I make sure that everything falls into place for a smooth, stress-free purchase. About the property...

1. HOW LONG HAS THE PROPERTY BEEN ON THE MARKET?
Why? The length of time a property has been on the market may indicate the seller's willingness to negotiate.

2. HAVE THERE BEEN ANY PRICE REDUCTIONS ON THE PROPERTY?
Why?
The amount of any price reduction, as it relates to the overall purchase price, may indicate the seller's desire to attract an offer.

3. HAVE THERE BEEN ANY OTHER OFFERS ON THE PROPERTY?
Why?
It will be helpful to know what offers may have been turned down and for what reasons.

4. WHAT IS THE MOTIVATION OF THE SELLER?
Why?
Motivation is a key element in any negotiation. As an example, if the seller has already purchased a new property, your ability to close quickly may be an attractive element of negotiations.

5. WHAT PERSONAL ITEMS ARE INCLUDED IN THE SALE?
Why?
Anything the seller is willing to leave behind that you won't need to buy when you move in has real value, for example, a refrigerator or window treatments. Consider those items in your offer.

6. WHAT IS THE PRICE RANGE OF "SOLD" PROPERTIES IN THE AREA?
Why?
This information is important since it will indicate the top and bottom of the specific market.

7. WHAT IS THE AVERAGE TIME ON MARKET FOR PROPERTIES IN THIS AREA?
Why?
Short market times may indicate a sellers' market. If this is the case, you may face competition from other buyers.

8. WHAT IS THE LIST PRICE TO SALES PRICE RATIO IN THIS AREA?
Why?
This information indicate sellers' past willingness to negotiate and by how much.

9. WHAT IS THE AVERAGE SALES PRICE PER SQUARE FOOT OF RECENT SOLDS?
Why?
This approach to establish value works best in a P.U.D. and/or where there are similar homes, lot sizes and improvements. This comparison cannot be used for all homes, in all areas.

10. WHAT OTHER KNOWN FACTORS ABOUT THE PROPERTY OR NEIGHBORHOOD COULD AFFECT VALUE?
Why?
Your buyer's agent will carefully review the the Seller's Disclosure Statement with you to determine if there are factors which may adversely affect the property.

*Depending on whether a Buyer's Agency Agreement has been entered into, your sales associate may not be able to assist you with these specific questions.

Home Inspections

Real estate laws governing the state of Kansas, require me to recommend to individuals buying a home, that they obtain a home inspection. I strongly believe in and encourage buyers to do so. A whole house inspection will cost you from $150.00 to $200.00, and I believe it is money well spent. A typical home inspection will include inspection of the following:
